Step 1: Hold a Council of Owners Meeting

The first step in changing a strata manager is to hold a Council of Owners meeting. The purpose of the CoO Meeting is to discuss the issues with the current strata manager and to vote on whether or not to change to a new strata manager. The CoO meeting must be called with 7 days’ notice with the details of the vote to be minuted.

  • Include any proposals arranged for consideration
  • Include a recommendation for the new manager

Step 2: Prepare a Resolution

Before the CoO Meeting, a resolution must be prepared to vote on whether or not to change the strata manager. The resolution should include the following information:

Explanation of issues with the current manager

Resolution to terminate the current strata manager

Resolution to engage a new strata manager

Step 3: Voting & Recording minutes

At the CoO Meeting, the resolution to change the strata manager will be voted on by the Council of Owners.
A majority vote (more than 50%) is required to pass the resolution.

Step 4: Give Notice to the Current Strata Manager

If the resolution to change the strata manager is passed, the Strata Company must give notice to the current strata manager of the termination of their services. The notice must be given in writing and must include the date on which the termination will take effect.

Step 5: Appoint a New Strata Manager

After the notice to terminate the current strata manager has been accepted, the Strata Company can appoint a new strata manager.

Step 6: Notify the Relevant Parties

Once a new strata manager has been appointed, the strata company must notify the following parties:

  • The current strata manager of the appointment of the new strata manager
  • The new strata manager of their appointment
